The ground today

Streets are roughed in and Phase 1 is being graded. The timber you see around the edges is what stays — it's the reason this ground is worth building on.

Naturally connected

Just off Pioneer Trail, Legacy Ridge backs right up to the Wabash Trace, one of Iowa's premier recreational trails. Converted from a historic railroad corridor, it winds more than sixty-three miles through the countryside and Loess Hills of southwest Iowa — wooded corridors, open farmland, and dozens of trestle bridges.

Whether it's a morning walk, a bike ride, or a weekend outing, residents will have close access to one of the region's most beloved outdoor destinations, right in their back yard.

Mature trees

Twenty-two of the forty-one lots carry existing timber. It's the rarest thing about this ground, and the one thing that can't be put back once it's cleared.

Flat and walkout

Nineteen lots support a true walkout basement; the rest are level builds. Match the homesite to the plan instead of the other way around.

Room to build

One to nearly three acres, rural water, private septic, county tax rate, and outbuildings allowed — a shop or detached garage alongside the house.

Living here

Schools, utilities, taxes and what you're allowed to build — the questions buyers ask first, answered in one place.

School district
Lewis Central Community School District, Council Bluffs.
Water
Rural water service to the subdivision rather than city utilities.
Wastewater
Every lot is on its own private septic system. There is no sanitary sewer to the subdivision, so each home installs and maintains its own system.
Taxes
The ground sits outside city limits, so homes here are taxed at the county rate.
Outbuildings
Shops and detached garages are permitted. They sit behind the house and match its style, color, siding and roofing. Livestock, horses and poultry are not allowed.
Home size
Minimums depend on the lot and the style of home — a one-story needs 1,850 square feet of finished living area on a premium lot and 1,700 on a general lot, with higher totals for one-and-a-half and two-story plans. Finished living area doesn't count basements, garages or porches. Every home includes at least an attached three-car garage. The covenants list each figure.
Building timeline
Construction starts within eighteen months of closing and finishes within twelve months of starting. If building hasn't begun in that window, the developer has the option to buy the lot back.
Lot sizes
1.01 to 2.89 acres across forty-one Phase 1 homesites.
Trees
Twenty-two lots carry mature existing timber. The lot map marks which ones.
Topography
Nineteen lots support a true walkout basement; the rest are level builds. Both are marked on the lot map so you can match the homesite to your plan.
The Wabash Trace
One of Iowa's premier recreational trails runs along the south side of the community — sixty-three miles of converted rail corridor through the Loess Hills, with close access from the lots that back it.
Getting around
Off Pioneer Trail, minutes from Council Bluffs and roughly twenty minutes from downtown Omaha.
Homeowners association
Every lot belongs to the Legacy Ridge Subdivision Homeowners Association, which looks after the common areas and sets an annual assessment. The association's board sets the amount.
Covenants
Protective covenants cover building requirements, outbuildings and architectural standards. The draft will be posted here shortly.
